Andrew Ferguson Architect is based in Coffs Harbour NSW and is available for a range of architectural services. My services are available to residential and commercial clients located in Coffs Harbour and surrounding regions such as Byron Bay, Armidale and Port Macquarie, as well as other parts of NSW and interstate.

Bespoke Architectural Design
A house can be a unique expression of the individuals who live there, a reflection of who we are and how we choose to lead our lives. The materials that we use, the relationship of different spaces to one another, the use of natural light, the forms that are created, the impact of the building on the environment and its connection to its surroundings - these are all elements which come together to create the unique identity of a home.
It is the profession of an architect to understand the needs and desires of their clients, and to create a unique design which will embody these requirements. An architect will optimise the balance between your dreams and the numerous and complex practical constraints with the experience of someone who understands the process of building. An architect will always act in their client's best interests when negotiating on their behalf with builders, trades, engineers, local councils and others involved in the building of a house.

Typical Design Process
Establishing the brief
An initial meeting establishes the general parameters of your project and how my services may be of use. Once you decide to proceed with the design process, a client interview or questionnaire is arranged through which your requirements become clearly understood. This information forms the basis of the client brief, the document which guides how the house is designed.
Sketch design
Once all of the background information for the project has been gathered, a sketch design is developed. This is the initial proposal for the design, which may initially be limited to a site plan showing the footprint of the house on the site, but which will later be developed to show the three dimensional aspects of the proposal. Detail is limited at this this stage to allow for significant changes to be made if required following client feedback.
Developed design
Once the concept of the sketch design has been approved by the client, the drawings will usually be developed to the point where they are suitable for Development Approval application from the local council. More detail is also added to the drawings to begin determining more detailed aspects such as internal room layouts, materials and finishes, and general structural details start to be considered more carefully.
Working drawings
Once the Development Approval has been received, full working drawings and a specification are developed by the architect which allow detailed quotes to be obtained from builders for the construction of your house. As part of this process, an engineer is engaged to complete the structural design. It is the architect's responsibility to liaise with the engineer and any other relevant consultants to ensure that their documentation is properly coordinated with the architectural drawings. The working drawings are also used for obtaining the Construction Certificate, which is necessary prior to any building work commencing onsite.
Negotiation
An architect is well equipped to advise you on selection of a builder based on the builder's past experience, reputation and quote. Once the builder is selected, the architect can also help you to negotiate with the builder on the final building contract that is to be signed.
Contract administration
An architect can be involved during the construction process through what is known as contract administration. This is where an architect acts as the client's representative in all dealings with the builder, and ensures that the building is built exactly according to what has been drawn and specified in the contract documents. This generally leads to much greater quality and cost control, as well as removing the stress that can be associated with the client having to deal directly with the builder.
